The survey begins with an examination of the whole building to determine the source and extent of any timber problems from structural surveys and damp diagnosis from damp surveying.
At Bromac Ltd we know that in the case of fungal decay, it is essential to identify and rectify the cause of the outbreak which is always some form of dampness. For dry rot in particular, some exposure work may be required to ascertain the complete extent of the affected area.
Dampness is primarily caused by poor maintenance of the building resulting in water penetration through roofs or masonry, around windows, broken guttering and down pipes.
Dampness may also be caused by condensation, defects in an existing damp proof course or even, by the total absence of a damp proof course.
Where rising damp is detected, our surveyor's objective will be to map the degree and distribution of dampness within the structure and we can do this via different methods at Bromac Ltd. Moisture can be detected with the aid of portable moisture meters, or where necessary, drilled samples may be removed for expert analysis on-site or off-site.
We are registered through the PCA (Property Care Association) and BWPDA to give you peace of mind. The evidence provided by observations and tests during the survey is the basis for diagnosis
The PCA's code of practice requires all members to provide customers with a written report, defining the nature of the problem and recommending a correct course of remedial action, which also takes into account any special considerations like the presence of a protected animal species, such as bats, and/or other environmental considerations.
